Nachhaltigkeit wird zum Gebot der Stunde. In vielen Branchen ist eine echte Aufbruchsstimmung sp\u00fcrbar. Immer mehr nachhaltige Fonds entstehen. Das Investitionsvolumen ESG-konformer Finanzprodukte w\u00e4chst rasant. Auch die Zahl entsprechender Initiativen, Vereinigungen und Zertifikate nimmt fast t\u00e4glich zu. Kurz gesagt: Die Immobilienwirtschaft befindet sich mitten im Wandel.<\/p>\n<p data-start=\"1076\" data-end=\"1112\"><strong>Nachhaltigkeit als Leitprinzip<\/strong><\/p>\n<p data-start=\"1114\" data-end=\"1239\">Das Konzept der Nachhaltigkeit ist an sich nichts Neues. Dennoch war lange unklar, was genau darunter zu verstehen ist. F\u00fcr manche Unternehmen bedeutet Nachhaltigkeit, den CO\u2082-Aussto\u00df zu verringern oder ein umweltfreundliches Abfallmanagement einzuf\u00fchren. Andere sehen sie im fairen Umgang mit Mitarbeitenden, Partnern und Dienstleistern. Diese unterschiedlichen Ans\u00e4tze zeigen, wie vielf\u00e4ltig der Begriff ist. Um diese Vielfalt besser zu b\u00fcndeln, hat die Europ\u00e4ische Union im Jahr 2018 den \u201eSustainable Finance Action Plan\u201c ins Leben gerufen. Damit sollen die Finanzstr\u00f6me gezielt in nachhaltige Investments gelenkt werden. Die Umsetzung begann 2021.<\/p>\n<p data-start=\"1807\" data-end=\"1835\"><strong>Das Konzept hinter ESG<\/strong><\/p>\n<p data-start=\"1837\" data-end=\"1919\">Der innovative Ansatz von ESG liegt in der Verkn\u00fcpfung der drei Dimensionen:<\/p>\n<ul data-start=\"1921\" data-end=\"2079\">\n<li data-start=\"1921\" data-end=\"1969\">\n<p data-start=\"1923\" data-end=\"1969\"><strong data-start=\"1923\" data-end=\"1942\">Environment (E)<\/strong> \u2013 der Schutz der Umwelt,<\/p>\n<\/li>\n<li data-start=\"1970\" data-end=\"2013\">\n<p data-start=\"1972\" data-end=\"2013\"><strong data-start=\"1972\" data-end=\"1986\">Social (S)<\/strong> \u2013 soziale Verantwortung,<\/p>\n<\/li>\n<li data-start=\"2014\" data-end=\"2079\">\n<p data-start=\"2016\" data-end=\"2079\"><strong data-start=\"2016\" data-end=\"2034\">Governance (G)<\/strong> \u2013 verantwortungsvolle Unternehmensf\u00fchrung.<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2081\" data-end=\"2266\">Ein derzeit noch in Entwicklung befindlicher Kriterienkatalog soll k\u00fcnftig klar definieren, was genau als nachhaltig gilt. Daher sollen in den kommenden Jahren \u2013 zus\u00e4tzlich zu den Kriterienkatalogen f\u00fcr Environment, Social und Governance \u2013 mehrere Transparenzverordnungen in Kraft treten. Diese schrittweise Vorgehensweise soll sicherstellen, dass die ESG-Performance eines Unternehmens anhand klarer Kennzahlen messbar wird. Gleichzeitig soll sie f\u00fcr alle relevanten Stakeholder nachvollziehbar sein.<\/p>\n<p data-start=\"1001\" data-end=\"1036\"><strong>Transparenz als Erfolgsfaktor<\/strong><\/p>\n<p data-start=\"1038\" data-end=\"1282\">Transparenz ist k\u00fcnftig eine zentrale Voraussetzung f\u00fcr die nachhaltige Transformation der Immobilienwirtschaft. Nur Unternehmen, die ihr ESG-konformes Handeln klar kommunizieren, bleiben langfristig relevant und wettbewerbsf\u00e4hig. Dazu m\u00fcssen einheitliche Reporting-Standards festgelegt, in die Unternehmensstrukturen integriert und konsequent umgesetzt werden. Diese Standards machen Nachhaltigkeit nicht nur messbar, sondern auch glaubw\u00fcrdig.<\/p>\n<p data-start=\"1514\" data-end=\"1537\"><strong>ESG-Kommunikation<\/strong><\/p>\n<p data-start=\"1539\" data-end=\"1782\">Eine erfolgreiche ESG-Kommunikation geht weit \u00fcber reines Reporting hinaus. Nur Unternehmen, die gezielt und verst\u00e4ndlich vermitteln, welche Ma\u00dfnahmen sie ergreifen und warum, k\u00f6nnen sich im Nachhaltigkeitswettbewerb durchsetzen.<\/p>\n<p data-start=\"1784\" data-end=\"1823\"><strong>Interne und externe Kommunikation<\/strong><\/p>\n<p data-start=\"1825\" data-end=\"2033\">Dabei spielt sowohl die interne als auch die externe Kommunikation eine wichtige Rolle. Die externe Kommunikation schafft Transparenz gegen\u00fcber Kapitalm\u00e4rkten, Investoren und der \u00d6ffentlichkeit.<\/p>\n<p data-start=\"2035\" data-end=\"2290\">Gleichzeitig sorgt die interne Kommunikation daf\u00fcr, dass Mitarbeitende den Nachhaltigkeitsgedanken verinnerlichenund in ihre t\u00e4glichen Arbeitsprozesse integrieren.
