Greenwashing in der Immobilienwirtschaft – Earth Day 2024<\/span><\/h1><\/div>

Nachhaltigkeit in der Immobilienwirtschaft \u2013 Chance oder Risiko?<\/strong><\/p>\n

Nachhaltigkeit ist f\u00fcr die Immobilienwirtschaft l\u00e4ngst kein neues Thema mehr. Viele Unternehmen besch\u00e4ftigen sich intensiv damit. Das ist auch n\u00f6tig, denn der Geb\u00e4udesektor verursacht rund 36 % der CO\u2082-Emissionen in der EU (Umweltbundesamt, 2013).
Trotzdem geraten viele Firmen in eine typische Falle: Greenwashing. Doch was bedeutet das genau? Und welche Formen gibt es? In diesem Beitrag werfen wir einen genauen Blick auf das Konzept und zeigen anschlie\u00dfend, warum ESG ein m\u00f6glicher L\u00f6sungsansatz ist.<\/p>\n

Was ist Greenwashing?<\/strong><\/p>\n

Der Begriff Greenwashing wurde bereits in den 1980ern gepr\u00e4gt. Damals beschrieb er zwei typische Verhaltensweisen von Unternehmen:<\/p>\n

    Positive Nachrichten werden betont, negative ausgelassen.<\/p>\n<\/li>\n

  2. \n

    Produkteigenschaften oder Aktivit\u00e4ten werden falsch dargestellt oder gesch\u00f6nt.<\/p>\n<\/li>\n<\/ol>\n

    Greenwashing bedeutet also nicht nur bewusstes L\u00fcgen. Auch das Verschweigen relevanter Informationen f\u00e4llt darunter. Um solche Fehler zu vermeiden, lohnt sich ein Blick auf die \u201eSix Sins of Greenwashing\u201c.<\/p>\n

    Die \u201eSix Sins of Greenwashing\u201c<\/strong><\/p>\n

    1. Versteckte Kompromisse<\/strong><\/p>\n

    Unternehmen heben positive Aspekte hervor, lassen aber negative Auswirkungen unerw\u00e4hnt.
    Beispiel: Holzpaneele oder bestimmte Bodenbel\u00e4ge, die zwar nachhaltig wirken, aber \u00f6kologisch problematisch sind.<\/p>\n

    2. Falsche Behauptungen<\/strong><\/p>\n

    Es werden Aussagen verbreitet, die schlicht nicht stimmen.
    Beispiel: Produkte als umweltfreundlich bezeichnen, obwohl sie es nachweislich nicht sind.<\/p>\n

    3. Fehlende Beweise<\/strong><\/p>\n

    Versprechen werden gemacht, aber nicht belegt.
    Beispiel: \u201eEnergiesparende Lampen\u201c ohne Zertifizierung.<\/p>\n

    4. Irrelevanz<\/strong><\/p>\n

    Es wird mit Dingen geworben, die ohnehin gesetzlich verboten sind.
    Beispiel: \u201eOhne Asbest\u201c.<\/p>\n

    5. Ungenauigkeit<\/strong><\/p>\n

    Begriffe sind irref\u00fchrend oder unpr\u00e4zise.
    Beispiel: \u201echemiefrei\u201c \u2013 obwohl alles aus chemischen Stoffen besteht.<\/p>\n

    6. Weniger schlimmes \u00dcbel<\/strong><\/p>\n

    Es wird eine L\u00f6sung gew\u00e4hlt, die zwar besser wirkt, langfristig aber keine nachhaltige Alternative darstellt.
    Beispiel: recyceltes Holz, das schneller ersetzt werden muss.<\/p>\n

    ESG als m\u00f6glicher L\u00f6sungsansatz<\/strong><\/p>\n

    Nachhaltigkeit spielt in der Immobilienwirtschaft eine immer gr\u00f6\u00dfere Rolle. Besonders im Fokus: ESG.
    Hier geht es darum, Geb\u00e4ude und Prozesse \u00f6kologisch (E), sozial (S) und unternehmerisch (G) nachhaltig zu gestalten.<\/p>\n

    Da es bisher kaum verbindliche gesetzliche Vorgaben gibt, definiert die Branche viele Standards selbst. Diese Selbstregulierung soll lange politische Entscheidungswege vermeiden und die Expertise der Fachleute nutzen. Gleichzeitig birgt dieses Vorgehen aber auch Risiken \u2013 wie die Diskussion um brancheneigene ESG-Zertifikate<\/strong> zeigt.Viele Expert:innen sehen hier eine gef\u00e4hrliche Silobildung.<\/strong><\/p>\n

      Logistiker arbeiten nur mit Logistikern zusammen.<\/p>\n<\/li>\n<\/ul>\n

      Das f\u00fchrt zu einer gewissen Betriebsblindheit. Einheitliche Standards fehlen. Dadurch verlieren Zertifikate an Aussagekraft. K\u00e4ufer:innen glauben oft, dass eine zertifizierte Immobilie automatisch nachhaltig ist. Ob sie aber wirklich taxonomiekonform ist, wissen die wenigsten. So kann Greenwashing weiter verst\u00e4rkt werden.<\/p>\n

      Warum die Immobilienwirtschaft handeln muss<\/strong><\/p>\n

      Dass die Immobilienwirtschaft mehr tun muss, steht au\u00dfer Frage.
      Auch im letzten Jahr hat der Sektor seine Klimaziele verfehlt \u2013 als einzige Branche neben der Automobilindustrie. Das zeigt, wie dringend eine echte Ver\u00e4nderung ist.<\/p>\n

      Trotz allem gibt es Fortschritte.
      Neue Unternehmen und Initiativen treiben die Transformation voran.
